Arcine Studio shapes an expansive mixed-use development that seamlessly integrates residential apartments, commercial office floors, and an active retail podium within a cohesive urban block, calibrated to the architectural character and climatic demands of the Saudi Arabian context. The design encompasses a disciplined facade composition of deep-set vertical bays, ornamental screen panels, a fully glazed corner atrium, and a street-level commercial arcade framed by palm-lined pedestrian zones. PROJECT CONCEPT
Arcine Studio presents a mid-rise mixed-use complex that addresses the corner condition of a prominent urban intersection, articulating a series of connected volumes whose massing steps from a lower residential wing on one flank to a taller commercial block on the other, establishing a measured urban silhouette that defers to its neighbours while asserting a confident civic presence along the primary streetfront.
The facade is organised through a rigorous system of recessed vertical bays framed by pronounced piers, whose depth and rhythm generate a pattern of controlled shadow that tempers the intense Saudi sun while lending the elevation a strong sculptural register, and between these bays, ornamental arched screen panels drawn from regional decorative traditions are embedded at select intervals, introducing a layer of cultural specificity that anchors the contemporary composition within its geographic setting.
At the pivotal corner, our design introduces a full-height glazed atrium that rises through the entire elevation, functioning simultaneously as the building’s primary vertical circulation spine and its most prominent architectural gesture, drawing natural light deep into the floor plates while providing a luminous visual marker that signals the transition between the residential and commercial programmes housed within.
In addition to the resolved upper-level programme, this comprehensive development activates the ground plane through a continuous retail arcade marked by generous storefronts, signage zones, and a shaded pedestrian realm where date palms, ambient lighting, and considered paving patterns establish a vibrant commercial threshold, ensuring that the building contributes actively to the street life and economic vitality of its district.
Arcine Studio’s design transcends the conventions of speculative mixed-use development, redefining how residential, commercial, and retail programmes can coexist within a single urban block, and offering a harmonious synthesis of contextual sensitivity, facade discipline, and the enduring principles of civic placemaking.
